FINANCING

Loan Packaging
NHS works closely with its customers to develop loan packages that meet the customer's needs, working with local lenders. NHS specializes in the development of loan packages for purchase, acquisition/rehab or refinance/rehab.

NHS Loans for Renovation
NHS provides a limited amount of financing to low and moderate income persons. We provide loans to help with acquisition and rehab or second mortgage loans for the renovation of owner occupied homes. Funding for these loans comes from special programs that require the funding be made available only to low and moderate income families, but allows us to lend at below-market interest rates. Eligibility is limited to households earning less than the income limits shown below. These limits are based on the combined income of all household members vary according to the number of persons in the household. The following chart shows the income qualifications for an NHS loan.

Down Payment Assistance Loans

NHS also provides loans to assist with the cost of down payment and closing costs. The maximum loan amount is $3,000 and the term is five years. But the interest rate is zero. The chart below shows the income limits for this program.

NHS financing is only available within the City of New Orleans and only for owner-occupied one to two unit properties.
