In addition to first time homebuyer counseling and coursework, NHS also provides individual counseling for the following:

Foreclosure Prevention Counseling
Like it or not, stuff happens. Sickness, accident, job loss or lay-off, death, divorce - all can cause you to fall behind on your monthly mortgage payments. We hope that does not happen to you, but if it does, you can come to NHS for post-purchase counseling.

Our counselors are specially trained to provide foreclosure prevention assistance. We encourage you to schedule an appointment with your counselor at the first hint of trouble. You can discuss economic changes in your life and get help in redesigning your budget. We can help you to recognize and head off problems which could lead you to fall behind in your mortgage payments.

If you find yourself several months behind and are having difficulty dealing with your loan servicer, a foreclosure prevention counselor can meet with you and help you work out a plan that works for you and your financial institution.

Rehab
If you already own your home and would like to do some upgrades or renovations, a counselor can discuss our Construction Management Services with you and can help you obtain financing needed to complete the project.

Reverse Mortgage Counseling
Homeowners who are 62 years old or more and who have built up equity in their homes can use that equity for a variety of purposes through a reverse mortgage. As the name implies, reverse mortgages are the opposite of amortized, or "pay-back" mortgages. The lender pays you, either in a lump sum or a monthly annuity, or a combination of both. You make no payments and are guaranteed the right to occupy the house for the rest of your life.

Eligible homeowners can use these funds to make necessary repairs on a house or to meet other unexpected obligations. This type of loan requires formal counseling and a certificate, which NHS provides, so contact us to set up an appointment.
