Closing and Move-In
You have found the right home and it is within your price range. You have signed the purchase agreement, but there is still some work ahead. Now you must get the house inspected by a Louisiana state-licensed home inspector. Home buyers are often inexperienced in home construction and its components and won't know how to determine which defects are minor or serious. A proper home inspection will disclose whether there are defects in the property that need to be addressed before the purchase can or should proceed. While the typical inspection will disclose major defects, specialized inspections may be required to detect other conditions. Special inspections are required to detect conditions such as terminte and rodent infestation, mold, mildew and fungi as well as toxic materials (lead, asbestos, formaldehyde, etc.). If any issues are disclosed in the inspection report, you should immediately disclose these conditions to your agent and seek the advice of a trained and experienced professional. Defects must be properly addressed before proceeding with the closing arrangements.
