Work with NHS to Obtain Financing

Completing Paperwork
Once you've determined the scope and cost of your renovations, NHS will help you plan your financing strategy. As a customer of the HomeOwnership Center, you might be eligible for a variety of special HOC programs designed to help ease the costs of renovations, such as:

Foreclosure prevention loans
Low cost rehab loans for renovations

After we help you determine which of these programs are available to you, our staff will assist you in filling out the necessary paperwork required for these programs. We can also offer suggestions on finding a lender that offers the mortgage loan products you have decided are best for you.

We Prepare You to Work with a Lender
Now that you know the scope and estimated cost of your renovations, you must obtain financing. If you are not prepared, you may be denied financing by your bank. In order to help you prevent the hassle and heartache of loan denial, our staff will help you determine which personal information you will need to submit with your mortgage loan application forms. Although we cannot guarantee loan approval, we can help you gather the documentation necessary for completion of the residential mortgage loan application.

You will need the following:
1.      A copy of your deed
2.      Two recent pay stubs for all borrowers
3.      Evidence of all other income
4.      Federal tax returns for past two years
5.      Mortgage or rental history for past two years
6.      Bank statements for past three months
7.      Explanation letter for any past credit problems
8.      Account numbers / balances for all credit accounts

Ready to Close and Begin Repairs or Renovations
The closing is the final hurdle before you can begin repairs or renovations to your home.
Thorough preparation can minimize your chances of a rocky closing. At NHS, we'll make sure you are ready for the big day, and work with you to be sure you have satisfied any conditions attached to a loan approval before the closing.
